You want to re-let your apartment, but don't have the time/experience to take care of it yourself, so we, as the owner, are happy to offer you the "1. All-inclusive package“ for landlords. A fixed all-inclusive price, which is fully tax-deductible for you, offers you financial planning security and guarantees you comprehensive support on our part.

Due to our close cooperation with the company We Rooms we can also offer you craftsmen of every trade, cleaners, caretaker services if required.

Here is the scope of the "all-round carefree package for landlords":

1. Recording of your apartment including individual scheduling with the existing tenant, whereby:

  • the actual condition is recorded exactly, including calculation of living space
  • it is clarified what is to be renovated, by whom and how
  • appropriate photos both for marketing and for your information on the condition of the
    Apartment (any defects) to be made

2. Consultation with you after submission of the information and photos, whereby:

  • tell us your desired tenant profile
  • we will advise you on rent pricing (current market price and rent index information)
  • we can advise you on the renovation work necessary for marketing

3. Creation of an attractive advertisement for online marketing, including:

  • professional photo editing
  • promotional and informative text
  • corresponding publication on the online portals and our homepage
  • Creation of a separate exposé as a pdf file to send

4. Processing of incoming inquiries and direct marketing to apartment seekers stored with us, including:

  • Telephone and email contact with interested parties
  • phone Pre-selection of prospects to match your desired tenant profile beforehand
    these are scheduled for a visit at all
  • Arranging of individual viewing appointments also in consultation with the existing tenant,
    corresponding appointment coordination

5. Carrying out the viewing appointments in the property, including:

  • Multiple appointments on site, of course, also in the evening and at the weekend (max. 10 appointments
    are incl.)
  • professional viewings with all the information important to prospective buyers
  • personal impression of the interested party and assignment of a self-disclosure form

6. Evaluation of completed inspections, including:

  • Checking the documents received Self-disclosure, proof of salary, copy of ID card
  • Consultation with the interested party, if necessary requesting missing information/papers
  • Creditreform query about the interested party, possibly also consultation with the previous landlord or
    Employer
  • Consultation with you regarding our recommendation for a prospective tenant including transmission of all
    relevant documents

7. Feedback to interested parties, including:

  • If necessary, clarification of open questions on your part or the interested party (e.g. furniture takeover,...)
  • Cancellation to ineligible prospects
  • Confirmation to the interested party of your choice and discussion of the further procedure

8. Preparation and conclusion of the rental agreement, including:

  • Writing the rental agreement according to your specifications
  • Advance transmission of the contract to you for approval or, if necessary, incorporation of change/supplement requests
  • Advance transmission of the contract to the prospective customer and clarification of any questions he may have in this regard, making an appointment to sign the contract with you and the prospective customer (we are also happy to carry out this appointment for you alone with the prospective customer by means of a power of attorney)
  • Carrying out the appointment for signing the contract in your or our rooms including handover of the professionally bound contract in duplicate
  • Information from the existing tenant that the apartment is newly rented

9. Handover of the apartment, incl.:

  • Arranging appointments with the existing tenant and the new tenant in order to coordinate the date for the return or handover of the apartment in a timely manner
  • Carrying out the appointment including the creation of a corresponding handover protocol, in which the condition of the apartment is precisely recorded and the various meter readings are noted
  • Transmission of the log to you and any necessary consultation

10. Contact person for you and your tenants and free mediation of the same apartment within one year, including:

  • Especially after moving in and out, the departing or new tenant will soon have questions (e.g. deposit refund, heating function, overlooked defects at handover, spare key for the cleaning lady, craftsmen’s needs for furniture assembly, lamp installation, ....) We are happy to take over the corresponding communication for her
  • should your new tenant, contrary to expectations, terminate the tenancy before the end of 12 months
    end, we will take over the re-marketing of the apartment for you free of charge
